			<content:encoded><![CDATA[<p>Whether to pay an upfront fee known as &#8220;points&#8221; in order to lower your mortgage interest rate can be a tough decision &#8212; there you are, making one of the largest purchases of your life, and you have to come up with a few more thousand dollars by the closing. However, over time the savings in interest payments can be well worth that initial financial stretch. </p>
<p>One point is 1% of the loan principal; for example, if you were borrowing $250,000 at two points, you&#8217;d pay $5,000 up front. There is normally a direct relationship between the number of points lenders charge and the interest rates they quote for the same type of mortgage, such as a fixed rate. The more points you pay, the lower your rate of interest, and vice versa. </p>
<p>Before deciding whether it&#8217;s worth paying points, factor in how long you plan to own your house. The longer you live there (or pay down the mortgage), the better off you&#8217;ll be paying more points up front in return for a lower interest rate. You&#8217;ll reach a break-even point, when you&#8217;ve worked off what you spent on the upfront payment via your monthly savings. On the other hand, if you think you&#8217;ll sell or refinance your house within two or three years, it&#8217;s a better idea to get a loan with as few points as possible, since you&#8217;re unlikely to reach that break-even point.</p>

			<content:encoded><![CDATA[<p>After purchasing your home builder&#8217;s model home, the new construction phase is exciting and filled with anticipation. You&#8217;ve signed the contract and construction is about to start. What do you do? You need to make sure that your home is built correct.</p>
<p>What is correct?</p>
<p>The first thing that commonly comes to mind is the home being built to &#8216;Code.&#8217; In a general sense, the code issue is reviewed by the governing municipality. Commonly they have inspectors that look for your house to be built to code.</p>
<p>By the way, the &#8216;Code&#8217; is only the MINIMUM set of standards. Kind of scary to realize that your new home is only being inspected to a minimum set of standards. You would have a fit if your children were taught to a minimum set of standards. The bar is not being set too high here.</p>
<p>The most important factor when your new home builder or general contractor starts construction of your model home is having a game plan. Ask your self these questions: Do I understand the new home building process? No, truly ask yourself! Do I REALLY understand the new home building process? Can I tell if my new home is being built to today&#8217;s standards?</p>
<p>If your answer is not a definitive yes; you should consider choosing between one of the following options.</p>
<p>Home inspector or not<br />
One solution is to hire a home inspector with experience reviewing the new construction home building process of your new home. This type of inspection process is not the same creature that you may have experienced when purchasing an existing home. Fees for this type of service will be at least $500. Multiple visits along with fully documented reports at specific milestones during construction process are necessary. The trick here is to make sure that your inspector understands the finer elements of the new construction process.</p>
<p>There are three likely pit falls with the home inspector route. First, in an effort to prove his worth, the report is filled with issues that don&#8217;t matter much. The concern here is provoking and creating an adversarial relationship with your new home builder or construction company. Second, issues which are truly important in the construction and ultimately performance of your house are missed in the process. The third and final area of concern lies with accountability. Home inspectors do not guarantee or provide a warranty for the accuracy of their services.</p>
<p>Is there another way?</p>
<p>There sure is; just to do it yourself. I know what you&#8217;re thinking. Hold on there partner, don&#8217;t you remember the questions asked at the top? Of course I do. This is where with a little help, you can take the bull by the horns and make sure the work is completed correctly yourself. It is possible for you to manage this task.</p>
<p>What if you had a step by step process? What about a process that not only tells you what to look for, but when to look for it? And, how about a process that even provides photographs as examples of what to look for. With all of that, I&#8217;m confident that you&#8217;ll have the skills necessary to make sure your new home is built to today&#8217;s standards.</p>
<p>Now you understand that it you can make a difference in the quality of your home builder&#8217;s new home construction.</p>

<p>1)Athens: This is something that you should see if you visit Greece. Prepare for some historical walk in the ruins of ancient Greek monuments of Acropolis. On top you will find the famous Parthenon with its special atmosphere. Then walk in the Ancient Agora, in Thiseio and In Plaka. Ensure to visit the stunning temple of Zeus, the wonderful national parks and wander around the Monastiraki area for shopping.</p>
<p>2)Delphi: It is the ancient oracle&#8217;s temple. See the ancient temple, walk inside and live this part of history. Besides the temple you will find the museum with many statues and other important pieces of history.</p>

			<content:encoded><![CDATA[<p>During the past decade, the Greek government borrowed excessively and went on a ridiculous spending spree. Therefore, when the financial<br />
downturn hit, Greece was in no way prepared. The outcome of their actions is not very pleasant, considering they are now buried in 300 billion </p>
<p>Euros of debt. This does not only affect them, but has a huge impact on many other countries, included United States.Every country that uses the Euro and trades within the Euro zone will be affected by Greece. Fifteen other countries that use the Euro are<br />
immediately hit with Greece&#8217;s financial crisis because they offered to lend 30 billion Euros in the next year to help ease Greece out of their debt. </p>
<p>As a result, taxes will rise for those countries. If the debt is left untamed, it could spread to other economies that do not have a great history of balancing their debt. These countries are referred to as &#8220;PIIGS,&#8221; which consist of Portugal, Italy, Ireland, Greece, and Spain. The possibility of Greece&#8217;s downfall along with the rest of the &#8220;PIIGS&#8221; has struck fear in the open market. Interest rates on government debt have increased making it more expensive to borrow on the open market. This crisis also affects individuals who invested or own shares through pension funds because many major banks invested in the Greek Debt.</p>
<p>The crisis has already taken affect on United States businesses. The debt has caused increased in public protesting. In the early stage of the crisis, the Greek government placed a $250,000 order for body shields that are manufactured by Paulson Manufacturing Corp, a United States business that makes protective gear for riot police and others. Now the Greek government placed a hold on these orders and is waiting to see if anything is resolved. This is only a glimpse of what Greece&#8217;s debt can cause to United States. Many American businesses are worried because the Euro just recently touched a one-year low against the dollar. This has a great impact on all businesses because United States exports are now more expensive in Europe. If this continues it can weaken all overseas sales or even make a big impact on revenues for American companies.</p>
<p>Besides negative outcomes, United States can also benefit from Greeks debt on the short-term. With fear taking over the mind of many<br />
investors, they will tend to take a &#8220;flight to safety.&#8221; Many shareholders who have invested in global markets, especially the Euro zone, have sold their current investments. As a result, those shareholders will most likely move their money into something less risky, such as, treasury bills or investment grade bonds.</p>
<p>Typically in situations like this, Greece would be able to issue new debt on their old debt to give them more time to correct the crisis. But the<br />
problem that exists here is that investors are not interested in buying new debt, therefore bringing Greece closer to default. Greece has already taken action to reverse their debt. Plans to cut its budget deficit to 8.7% of its GDP in 2010 and eventually less than 3% by 2012 has already been outlined. They also plan on putting a freeze on worker&#8217;s pay and raise their taxes. In order to save the pension system, Greece plans on increasing the average retirement age.</p>
<p>On May 19, 8.5 billion in debt becomes due to investors worldwide. Greece has run to the European Union and the International Monetary Fund to help them out of their financial crisis. If this all works out Greece will be able to correct their debt in a smoother fashion. There is still a great amount of uncertainty about whether this deal will be made or not. Another available option is for Greece to leave the Euro. This has led many currency traders in fear. If this were to occur, it would result in a disaster for the financial markets because investors will be in fear that other countries will follow and drop the Euro. Consequently, the monetary union would also fall. Luckily, the European Union has already vowed to keep the Euro zone together.</p>
<p>As the May 19th approaches closer, we can only wait and see if Greece will receive their financial assistance. If they do not come to terms with the deal, there could be great disaster in the financial markets. If they do receive the aid, Greece will still need much improvement. Greece is a prime example of why everyone should be more conscious of the way we spend our money. Even though this crisis is put in a global perspective, the lesson learned could be applied to each individual. Money is important and should be spent wisely because who knows what the future could have in store for you.</p>

Selecting the right apartment building can also be a daunting prospect and the thought of maybe becoming a landlord can be distressing.</p>
<p>There is a fundamental difference however between the two. When you buy and sell a house or piece of land, your profit on that deal is a one time thing and you will have to go look for more deals to continue to make money. With an apartment building, once the deal is closed and your building is occupied, the money comes in on a regular basis for as long as you own the property. If you have no interest in the day to day operation of your property it is simple to turn it over to a management company and let them do the work will you reap the profits.</p>
<p>First, determine the value of the building by either subtracting the yearly maintenance/upkeep/taxes, and other fees from the yearly rents.
